Torch-On Membrane Versus PVC Moisture and Condensation Accumulation

Lesa Vanderleek • Apr 06, 2024

In the realm of flat roofing, managing moisture is a critical concern that can significantly impact the longevity and efficiency of roofing systems. Among the various options available for flat roofing, Torch On SBS (Styrene-Butadiene-Styrene) and PVC (Polyvinyl Chloride) membranes represent two popular choices, each with its own set of benefits and challenges when it comes to handling moisture.

The Challenge with Torch On SBS Systems

Torch On SBS systems are known for their durability and flexibility, making them a favored option for many flat roofs. However, they come with a notable drawback: condensation management. Flat roof systems, by design, have a limited capacity to facilitate moisture transfer out of the system. This characteristic can become problematic in Torch On SBS installations.

When leaks occur in an SBS system, moisture finds its way into the insulation and becomes trapped. This trapped moisture can lead to several issues. First, it can cause the substrate—whether wood, metal, or another material—beneath the insulation to rot or rust. Such deterioration compromises the structural integrity of the roof and can lead to costly repairs or replacements. Additionally, the trapped moisture reduces the effectiveness of the insulation itself. The insulation's R-value, which measures its ability to resist heat flow, diminishes with moisture retention, leading to decreased energy efficiency in the building. This situation is exacerbated if vapor accumulates from the underside of the system, further entrapping moisture within the roofing structure.

The PVC Membrane Solution

In contrast, PVC membrane systems offer a solution to the moisture challenge. A key feature of PVC roofing is its ability to facilitate air movement underneath the system. Utilizing Duro-Last’s specifications, the installation of one two-way vent every 500 square feet allows for humidity and trapped moisture to transfer through and out of the system, preventing accumulation. This ventilation mechanism is particularly advantageous because it addresses the core issue of moisture entrapment without requiring extensive repairs.

Moreover, if a leak occurs in a PVC membrane system and is subsequently repaired, the design allows for the moisture to exit the system over time. Unlike the Torch On SBS systems, wet insulation does not necessarily need to be removed immediately. Instead, moisture gradually makes its way out of the system through the vent by osmosis. This process ensures that the substrate remains dry and the insulation maintains its R-value, thereby preserving the structural integrity and energy efficiency of the roof.

Conclusion

Choosing the right flat roofing system involves considering various factors, including how well the system manages moisture. While Torch On SBS systems offer flexibility and durability, they struggle with moisture retention following leaks. This can lead to significant issues, including substrate deterioration and reduced insulation effectiveness.

On the other hand, PVC membrane systems, with their ability to facilitate air movement and moisture transfer, present a compelling solution to the moisture challenge. By allowing for the escape of trapped moisture, PVC systems help ensure the longevity of the roof's structure and the maintenance of its insulative properties. When selecting a roofing system, it's crucial to weigh these considerations carefully to ensure the chosen system aligns with the specific needs and conditions of the building in question.
